3. Notwithstanding the provisions of the Town and Country Planning (General
Permitted Development Order) 1995 (or any Order revoking and re-enacting
that Order with or without modification) no windows shall be installed
in the north east first floor side wall of the dwelling other than as

5. Prior to the first occupation of the dwelling hereby approved the parking/garaging

and no permanent development, whether permitted by the Town and Country
Planning (General Permitted Development) Order 1995 (or any Order revoking
or re-enacting that Order) or not, shall be carried out on the land so
shown or in such a position as to preclude vehicular access to it.
Reason 1. To ensure that the development permitted does not prejudice
conditions of highway safety or efficiency.
6. Prior to the commencement
of development, a plan of the site frontage, including details of the
hardsurfacing, soft landscaping and the access arrangements shall be submitted
to and approved in writing by the Local Planning Authority. The approved
scheme shall be fully implemented prior to the first occupation of the
dwelling and shall be retained as such at all times thereafter.
Reason 1. As such details have not been given, in the interests of amenity
and to ensure that the parking provision does not exceed the adopted parking
standards.
7. No development shall take place until there has been submitted to and
approved in writing by the Local Planning Authority a plan indicating
the positions, design, materials and type of boundary treatment to be
erected. The boundary treatment shall be completed before the building
is occupied and shall thereafter be maintained for the duration of the
development. Development shall be carried out in accordance with the approved
details.

8. Vision splays of 2.0 metres x 2.0 metres shall be provided on both
